The developer needed a dependable masonry team capable of executing structural cavity wall construction across multiple residential plots. High aesthetic precision was required for the exterior facing brickwork to blend seamlessly with surrounding Suffolk vernacular architecture, alongside strict compliance with building control tolerances and thermal regulations.
Technical Execution & Standards
Our bricklaying team executed the masonry package from damp-proof course (DPC) level up to wall plate, including all internal block load-bearing walls:
- Cavity Wall Construction: Built to modern thermal regulations featuring 100mm facing brick, 100mm full-fill cavity insulation, and 100mm high-density thermal blocks.
- Precision Gauge & Mortar Bedding: Strict laser level alignment maintaining 10mm uniform mortar joints with half-round bucket handle tooling for optimal weather-shedding.
- Damp Protection: Continuous DPC installation, cavity trays, and weeping vents installed above all door and window openings to prevent moisture penetration.
- Structural Openings: Siting and seating of heavy-duty Catnic steel lintels and pre-stressed concrete lintels with specified bearing lengths.
- Gable End & Eaves Detailing: Completed gable peaks and blockwork firebreaks compliant with NHBC warranty specifications.
The Outcome
The brickwork was signed off on the first inspection by both the Local Authority Building Control officer and warranty inspectors without a single defect notice. The developer was able to proceed with roof trusses ahead of the projected programme.
